All of a sudden, we had a number of people call us to sell their lake homes. It’s not that there are more available lakefront homes for sale here. The total number is about the same. It’s not that the real estate market is bad at Grand Lake, OK. Quite the contary. It is and has remained very good. After all, these are lakefront homes at one of the great lakes in the country, Grand Lake located in northeast Oklahoma. There have been the typical referals from past clients because of our being real estate professionals with REMAX  a long time. The new thing is calls from people who we didn’t know who have seen how we advertise everywhere in print, on the internet and on the radio, and the “Grand Results” we are getting. Family Boating at Grand Lake. This was off the tip of Monkey Island

It continues to amaze me when I get an email or call from people who want to know if there are any foreclosures here at Grand Lake. There are a few, but typically they are not lakefront homes and they are in pretty poor condition. The national news media has brain washed the country into believing the real estate market is horrible everywhere, so listen to what follows carefully. Real estate markets are localized meaning what is happening in San Diego, CA is not the same as in New York City or Tampa, FL and certainly not Grand Lake in Northeastern Oklahoma.

We have a couple of different markets here that can be somewhat intertwined because of the lake. On one hand there is your typical residential property where homes are located in the towns or cities around Grand Lake and the homes are not waterfront. This market has slowed some, but prices have not fallen like other parts of the country. One primary reason is that we never had the huge price run ups of 20% or 30%  per year like some other areas around the country did. Prices in this market have remained flat to raising  just a little. Then we have the lakefront market where prices continue to go up at a steady pace which can run in the 5% to 15% range depending on a number of factors. Look at some previous articles I have written regarding some of these to help you understand further.

Our real estate business in 2008 was better than 2007 and although nothing is certain, so far it appears 2009 will be better than 2008. In January we closed a million dollars in sales. February was slower, but activity continued to increase. March is off to a good start and we have more clients coming to the area in the future. One constant comment we hear is that “I’m better off with my lake home investment than the stock market and my family and friends get to enjoy it as well”. Lenders have tightened requirements for financing, but there is money available. For instance, second home mortgages now require 20% down. We can put you in touch with several banks and mortgage companies familiar with the area to help you, should you need it.

So if you’re thinking about a lakefront home for either a primary residence, a retirement home, or a second / vacation home… Grand Lake Oklahoma is probably the best area in the country to be and it is still very affordable compared to other parts of the country. The time couldn’t be better! In addition, last year on MSN, Oklahoma was ranked 50th in the total amount of taxes residents pay compared to the other states. Come join the new “Sooner Run” to Grand Lake and enjoy life to it’s fullest.

Monkey Island on Grand Lake Oklahoma has been a favorite for people for generations and for a number of reasons. One of these is that there are more gated communities , where the upkeep is part of the dues, on Monkey Island than other parts of the lake. This allows you to come to the lake to play and not have to mow grass, trim trees, and bushes, and do a number of the chores associated with owning a home. For people looking to find a home for sale in one of these areas, we created a map showing the location, information about the community, and a list with information on any homes for sale listed in the MLS. HEY GOLFER’S, IT’S SPRING …. Halleluiah !
For some reason it seems that it has been forever since we really had good warm weather. It has been a very mild winter and I am sure this will make all of the courses better.
Chris Buck, Superintendent, and his crew over at Patricia Island have prepared and been rewarded with the best rolling greens that I’ve played in a long time. Just writing about it makes me want to go play, but the powers over at The Chronicle are waiting for the finished version of this article, so here I sit pecking away at this keyboard. Could be worse!

LADIES GOLF ASSOCIATION (Patricia Island)
announces their organizational and sign-up meeting, March 26th at 10 am at Patricia Island Golf club. Any lady golfer is invited. You do not have to be a member of Patricia Island Golf Club to participate. The public is invited. You do not have to be a good golfer to join. The only requirements are that you are female and enjoy golf. Dues are minimal and association members get to have great fellowship. I conduct some free clinics for the ladies and they have all sorts of golf activities throughout the season. This is a very fun group of gals and I highly recommend that you join. I know this info has nothing to do with golf, however, to whoever might be interested, there is a new AA meeting on Thursday evenings at 7 pm on Monkey Island. The meeting room is next door to the bakery that is across the street from She-Bangs restaurant.

GOLF TIP of the WEEK
Swing your club as much as possible in your backyard or similar while holding the grip in your fingertips. This will force you start feeling a good release. Most golfers tend to grip too tightly and to not release to the target.

Cherokee Yacht Club on South Grand Lake will host Casino Night 2009 during Grand Lake Welcome Back Weekend, Saturday, March 7th at 7 p.m. For those of you who enjoy ,        “The rest of the story”

 Here is the history on the origin of Welcome Back Weekend. This event was started in March of 1992, by Terry Frost, Owner of Cherokee Yacht Club. The weekend originally started with a poker run on Saturday and the showing of the hands on Sunday. Grand Lakers’ Terry Frost and the late Barbara Connor came up with the idea of incorporating a Chamber sponsored “Casino Night”, which became an instant success.The idea behind Welcome Back Weekend is to get you back on the lake so you can enjoy Grand Lake more of the year.  The event is not just a party anymore; it has come to signify the beginning of boating season on Grand Lake . The professionals will bring in Vegas style Black Jack, Craps and Roulette as well as entertainment provided by Left On Harvard, a Grand Lake Favorite!  We will have a silent auction, and a live auction conducted by JB Robison Auctions, beginning at 9 p.m. For all of you who participate in the poker run during the day, admission to the event gets you one wild card to add to your other five cards.  You have to come to the event to receive the card, so make sure you don’t miss this opportunity to complete your winning hand at Casino Night 2009. We will have Vegas Style Show Girls, games, live music, wild cards, live and silent auction and a GREAT TIME.  Write down the date, March 7th, Cherokee Yacht Club at 7 p.m.  Plan on a weekend full of Grand Lake fun!!  Please call 782-3214 for more information.

Grand Lake Annual Boat Show in Grove Hosted by the Grand Lake Associasion

12th Annual Grand Lake Boat & Sport Show

  Boats of all makes, shapes and sizes—recreational vehicles big and small—dock builders, boat lift manufacturers, boutique clothing, ATV’s, scooters, marine electronics, tackle, water and land toys and just about anything else you can imagine will all be found in one place—the Grove Civic Center at the 12th Grand Lake Boat and Sport Show. This increasingly popular event takes place on March 13, 14 and 15 with hours to suit everyone.

  The Grand Lake show is more than just the typical boat show. Fun is the other big component of this event. For 2009 the parking lot will be turned into a “mini-lake” for remote control boats surrounded by an RC truck and car race track. Some of the RC boats travel up to 40 mph and the cars and trucks will be spinning their wheels around the race track at speeds upwards of 50 mph. If weather permits, the RC planes will be demonstrating aerial acrobatics.

  Hourly prize drawings, musical entertainment, local dance groups and much more has been planned to add to the fun while viewing the latest in water craft and recreational vehicles.

We keep telling people that the lakefront home real estate market at Grand Lake, OK is still very good. We have had good sustained growth for a number of years and expect that to continue. We just never had the crazy things happen that other parts of the country had with 20%, 30% or even 40% annual growth. That was a balloon that had to pop, in those areas,  and it did.  Since we didn’t see that dramatic increase, we have not experienced a fall in market pricing.

Debbie and I live and work at Grand Lake in Oklahoma as Realtors with REMAX Executives. Our Owner/Broker’s office is actually in Tulsa, however we do all of our real estate business here at Grand Lake, and have for many years. Most people don’t realize that REMAX offices are independently owned and operated franchises, so sometimes people may look for us at the office in Grove.
