We feel the really GOOD real estate agents are always trying to get better at what they do. Part of that equation is marketing and advertising. We have obtained the back cover to help give our sellers better exposure of their homes for sale and of course to continue to show people we work hard at the real estate business and to give us a call. We want buyers and sellers to have a positive professional experience here at Grand Lake, OK and we feel no one does it better. The Welcome Home staff dedicated their best designer to come up with a new and different look. It our opinion they definitely did the job with something we call the “Wow Factor”. The basic lay out is there and we get to change things as needed to best promote real estate here at Grand Lake.  We are thrilled with the result and are looking forward to this being available for people to see.

Chronicle of Grand Lake Real Estate Section Front Cover

There was also a full page article written about The Wagenblatts in the Chronicle of Grand Lake. Look on page B8 of this to read it. The Chronicle is a free weekly Grand lake area paper that all Grand Lakers read, to learn about what is going on. We advertise on the front cover of the real estate section and more inside. The Chronicle of Grand Lake’s people are a particularly good group to work with. Everything is always on a positive note and fun. We all work to get the word out about this fantastic Lake.

These three publications have a circulation totally about 150,000 copies monthly getting the word out to a 4 state area including Oklahoma, Missouri Arkansas and Kansas. All of a sudden, we had a number of people call us to sell their lake homes. It’s not that there are more available lakefront homes for sale here. The total number is about the same. It’s not that the real estate market is bad at Grand Lake, OK. Quite the contary. It is and has remained very good. After all, these are lakefront homes at one of the great lakes in the country, Grand Lake located in northeast Oklahoma. There have been the typical referals from past clients because of our being real estate professionals with REMAX  a long time. The new thing is calls from people who we didn’t know who have seen how we advertise everywhere in print, on the internet and on the radio, and the “Grand Results” we are getting. We keep telling people that the lakefront home real estate market at Grand Lake, OK is still very good. We have had good sustained growth for a number of years and expect that to continue. We just never had the crazy things happen that other parts of the country had with 20%, 30% or even 40% annual growth. That was a balloon that had to pop, in those areas,  and it did.  Since we didn’t see that dramatic increase, we have not experienced a fall in market pricing.

Debbie and I live and work at Grand Lake in Oklahoma as Realtors with REMAX Executives. Our Owner/Broker’s office is actually in Tulsa, however we do all of our real estate business here at Grand Lake, and have for many years. As I mentioned, this was all done at Grand Lake.

The Grand Lake and Grove area has been named as one the the top areas in the country to retire. Quality of life is certainly part of the equation and Patricia Island Estates figures heavily in that mix. Located in Northeast Oklahoma’s “Green Country” and Grove, OK. This deveopment is on Grand Lake O’ the Cherokees and is also built around a championship quality golf course. There are cuurently about 15 homes available including new contruction and existing properties both on lakefront and on the golf course. Prices range from the low $200′s to over $1,000,000.

Real estate values in this part of the country have not been affected like they have been on either coast. They have remained steady thougth this period and actually have increased. Surise at Grand Lake in the Monkey Island Area

Every week there is a “brokers’ open” where local Realtors preview open houses for sale. This helps them stay on top of the Grand Lake real estate market with addional first hand knowledge. There were a lot of them this week with about 10 homes on Monkey Island opened by Coldwell Banker Shangri-La Realty and  serveral more held open by RE/MAX Grand Lake in Grove, OK. On Monkey Island there were homes at Shangri-La Estates, Hi-Point, Vista Towers, St. Andrews, Shangri-La Chateaus and Brighton Bay. All of these homes are in gated communities and covered a price range from $175,000 to around $700,000. We didn’t hold our listings open this week but we have several, with one at Brighton Bay, one at Newport Village and two not in a gated community at Deer Valley and Port Duncan.

Buying a Lake home…BE CAREFUL!

When you go to purchase a lake front home, there are many things possible which you don’t typically see when buying a home in the city.  This article is about the Grand Lake, OK real estate market.  The first thing is buyers usually don’t have any idea of what the home market values are at Grand Lake, and there is a very broad range of things to consider. This is why you should work with an experienced, knowledgeable Realtor. Just as with doctors and lawyers some are better than others and some are outstanding. You don’t want someone who is just after a sale. You don’t want someone who won’t listen, and you don’t want someone who doesn’t give you choices. You do want someone who will inform and educate you so you will be comfortable with the decision you make. Part of this process includes the Realtor sharing insight into some of the subjective parts of the value of a waterfront home.  That can only come from experience and working the entire lake area. For instance, all waterfront property is not created equal. One part of this is the view. Is the home located with a main lake view, cove view, or bluff view? What do you see? Monkey Island Oklahoma real estate has some of the best waterfront values in the country.

Brighton Bay waterfront home at Grand Lake on Monkey Island, OK

Actually all Grand Lake OK real estate fits into that category. This article touches on the Brighton Bay subdivision located on Monkey Island along the shores of East Bay at Grand Lake. Brighton Bay is a very nice gated community with about 50 homes. Most come with a boat slip. Here is something people from other parts of the country may not realize. These are all free standing homes, however, they are organized under condo by-laws. What this does is provide for the shared cost of keeping the grounds manicured, upkeep on the swimming pool, tennis courts, playgrounds and community boat slips. Lots of people love this kind of set up because they can come to the lake and play. No worries about the other things which go along with home ownership. Brighton Bay homes have a very nice setting.

Once you drive throught the gate there is a long tree lined black top road which winds to the homes, and it is not uncommon to see deer close by.
