New Back Cover of the Welcome Home Grand Lake Magazine

We feel the really GOOD real estate agents are always trying to get better at what they do. Part of that equation is marketing and advertising. No one does it better at Grand Lake than the Get “Grand” Results Team with REMAX Executives, Dave & Debbie Wagenblatt. We believe this is an evolving process. Before we get into the many things we have done, we’ll mention the latest which is with the Welcome Home Grand Lake magazine. We have obtained the back cover to help give our sellers better exposure of their homes for sale and of course to continue to show people we work hard at the real estate business and to give us a call. We want buyers and sellers to have a positive professional experience here at Grand Lake, OK and we feel no one does it better. The Welcome Home staff dedicated their best designer to come up with a new and different look. It our opinion they definitely did the job with something we call the “Wow Factor”. The basic lay out is there and we get to change things as needed to best promote real estate here at Grand Lake.  We are thrilled with the result and are looking forward to this being available for people to see.

Chronicle of Grand Lake Real Estate Section Front Cover

There was also a full page article written about The Wagenblatts in the Chronicle of Grand Lake. Look on page B8 of this to read it. The Chronicle is a free weekly Grand lake area paper that all Grand Lakers read, to learn about what is going on. We advertise on the front cover of the real estate section and more inside. The Chronicle of Grand Lake’s people are a particularly good group to work with. Everything is always on a positive note and fun. We all work to get the word out about this fantastic Lake.

We also advertise on the Back Cover of the Real Estate Book which is known through out the entire United States.

These three publications have a circulation totally about 150,000 copies monthly getting the word out to a 4 state area including Oklahoma, Missouri Arkansas and Kansas. We’ll do another article later about our websites which reach the entire U.S and actually the entire world, as well as all the “Firsts” we have done to make finding Grand Lake, Ok Real Estate easy and a better experience.

Grand Lake Winter Day... See the Ducks

Today, we are staying inside as much as we can because of the winter storm that is stretching from Oklahoma to the east coast. Here at Grand Lake we had some freezing rain and sleet but it doesn’t seem too bad….yet, anyway.  One of the nice things about living here, is that we know in a matter of days the weather will warm, the ice will be gone, and we could play golf if we wanted to. Of course, we fish year round and on a day like today you could be inside an enclosed, heated fishing dock…. Oklahoma’s version of ice fishing up north.

Next week is the area’s largest boat show which is held in Tulsa. It has everything imaginable.  Northeast Oklahoma, often referred to as “Green Country” has plenty of lakes and Grand Lake is the Grand Daddy and favorite for Oklahomans and visitors from all over the country.

Did you know that Oklahoma ranks in the top five states as far as fresh water surface area is concerned? Surprised? In addition in the past, the Wall Street Journal and Rand McNally have ranked the Grand Lake area in the top ten retirement areas in the country. Surprised? Here’s something else you may not know. Oklahoma ranks 50th in the amount of total taxes paid per capita. Pretty good stuff. When you add in the great friendly people, moderate weather, stable economy, it’s just a place you want to be whether to visit or to come stay.

We’re getting a lot of activity on our web sites with people looking for lakefront homes. The real estate market has remained in good shape here. It’s a good Investment. Non- lakefront homes have pretty much held their value and lakefront homes have continued to appreciate. Grand Lake Sparkles at Christmas

Christmas at Grand Lake in Oklahoma is like no other because you are of course at the lake. Sure we have the traditional parades and decorations seen all across the country but there’s more. Besides the parade down the streets of the towns around Grand Lake we have a parade of lights where we don’t decorate floats. We decorate boats. And of course you can drive around and see all the pretty homes with christmas lights, but can you ride around the lake and see all the show from the water? Wow! This is fun. Then we have the Polar Bear Plunge where people jump in the lake in December. No, they are not totally crazy. They are like most all “Grand Lakers” because of their big, generous hearts and capacity for giving. The Polar Bear Plunge at the Arrowhead Marina is a fund raiser to help others, just as celebrations like the Giveth & Receiveth party at The Shebang or the Toys for Tots campaign at the Road Hog Saloon.  As a matter of fact these type of activities occur all year long, so in a sense if you’re lucky enough to be at Grand Lake, it’s like Christmas all year and you’re lucky enough.     When it comes to your biggest investment … Don’t Let Your Money Fly Away! Don’t Gamble or Take a Chance!   

1. Selling your home? Courthouse records for the square footgage of your home are often erroneous and everyone uses “dollars per square foot” as one tool for judging what they think the home’s value is. If you actually have 100, 200, 300 or more square feet in your home, it could be worth thousands more than people might think based on the courthouse records. Realtors should be using courthouse records or square footage measurements from a licensed appraiser when listing a property. It only costs about $100 to have your home measured for square footage only. A small investment.

2. Paying Cash for a home? Banks and Mortgage companies require an appraisal when loaning money on a property for good reason. You should also make certain you are getting the value you think you are by utilizing a licensed appraiser’s services. Occasionally we have seen buyers love a home but pay way above market value and find several years later when they wanted to sell, they couldn’t get their original investment back.

There are many things to consider when purchasing Grand Lake Real Estate and the service provivided by an experienced Realtor knowledgeable about the local area can help you. You may also want the services of a licensed appraiser.

As mentioned in the title, the real estate market at Grand Lake, OK has slowed a little. The truth is this is a common thing as we have also seen a slow down in the Tulsa Real Estate market according to colleagues. Please note that this essentially applies to the non waterfront property or lake view property. It is really two separate markets, which some realtors and builders don’t totally recognize.  The real estate market even “off” the water is still good. The thing which is imperative to remember is that “it is all about  Grand Lake” and that lake view or non the lakefront homes do not command the same pricing or value. Look at comparitive prices for sold properties which are similar when buying. We are still staying busy and are working with a number of buyers in the $200,000 to over $1,000,000 price range. These buyers are looking for a Lake front homes either as 2nd homes and primary homes. We just listed and sold another home on Monkey Island but I’ll address that on at a later date. Many people don’t realize that there are gated communities on Grand Lake,  OK which have free standing homes but are organized under condominium by-laws. Typically people think of a condo as a townhouse or an apartment type set up. So don’t let that term stop you from investigating that possibility while looking for a lakefront home on Grand Lake. In addition, there are things usually covered by the monthly or annual dues which you pay for anyway.  Things which many haven’t considered. Things like part of the insurance, water, sewer, trash, a boat slip and maintainance/upkeep on the grounds. Many have pool and tennis courts as well and some a clubhouse. By the time you add up the cost to have all this done it turns out it costs about the same anyway. Here is the thing that turns the tide. You don’t have to do it yourself, you get to come to the lake and have fun!!!. All the by-laws are a little different so be sure to check them and ask your Realtor for more information. These Gated communities such as Newport Village, Brighton Bay, St.James Club, White Chapel, Main Stay, Beacon Hill, Heritage Point, The Chateaus, Vintage, etc., are located all around the lake including Monkey Island,  Grove,  Ketchum, Duck Creek and other areas.  While some are actually condo bylaws, some are planned unit developments where only the grounds, streets, etc. are maintained for you.   Either way, a lot of folks are enjoying their amenities.
