New Back Cover of the Welcome Home Grand Lake Magazine

We feel the really GOOD real estate agents are always trying to get better at what they do. Part of that equation is marketing and advertising. No one does it better at Grand Lake than the Get “Grand” Results Team with REMAX Executives, Dave & Debbie Wagenblatt. We believe this is an evolving process. Before we get into the many things we have done, we’ll mention the latest which is with the Welcome Home Grand Lake magazine. We have obtained the back cover to help give our sellers better exposure of their homes for sale and of course to continue to show people we work hard at the real estate business and to give us a call. We want buyers and sellers to have a positive professional experience here at Grand Lake, OK and we feel no one does it better. The Welcome Home staff dedicated their best designer to come up with a new and different look. It our opinion they definitely did the job with something we call the “Wow Factor”. The basic lay out is there and we get to change things as needed to best promote real estate here at Grand Lake.  We are thrilled with the result and are looking forward to this being available for people to see.

Chronicle of Grand Lake Real Estate Section Front Cover

There was also a full page article written about The Wagenblatts in the Chronicle of Grand Lake. Look on page B8 of this to read it. The Chronicle is a free weekly Grand lake area paper that all Grand Lakers read, to learn about what is going on. We advertise on the front cover of the real estate section and more inside. The Chronicle of Grand Lake’s people are a particularly good group to work with. Everything is always on a positive note and fun. We all work to get the word out about this fantastic Lake.

We also advertise on the Back Cover of the Real Estate Book which is known through out the entire United States.

These three publications have a circulation totally about 150,000 copies monthly getting the word out to a 4 state area including Oklahoma, Missouri Arkansas and Kansas. We’ll do another article later about our websites which reach the entire U.S and actually the entire world, as well as all the “Firsts” we have done to make finding Grand Lake, Ok Real Estate easy and a better experience.

At the entrance to Monkey Island there is a place Grand Lakers have known about for many years. This place has recently had a facelift which the owner said was his part of his stimulus package. More about him later. More and more people are finding out about this gem in green country in large part due to word of mouth. The name of the quaint store is Littlefield Country Corner and is located at the junction of Hwy 85-A and HWY 125. It is much more than what people might call a convenience store these days. Littlefield’s has the standard things you would expect but you will also find a lot more. Inside there is the friendly service they are famous for as well as the standard things a small country store might have such as bread, milk, produce, and canned goods. There are also a few surprises that a newcomer may not expect.

 There is a full blown butcher shop and meat market inside much like many of us semi-senior citizens might remember. They don’t have the vacuum packed assembly line products here. They have the fresh cut hand wrapped meat that was a thing of the past. The meat here is GOOD! I can’t tell you how many times new Grand Lakers have said “I found this place that has great steaks which I grilled last evening and WOW!. Here is another surprise. They also have apple wood smoked chickens and ribs that taste wonderful. The meat will melt in your mouth. It’s not a bad idea to let them know you want some in advance because it is not uncommon for them to sell out. You can also get barbeque sanwiches and fresh sliced deli sandwiches for lunch.

 Here is another surprise. Inside you will find the “Senate Lounge Coffe Shop” and some memorabilia. You see the proprietor, Rick Littlefield, served in the Oklahoma State Legislature for 22 years. The only reason he stopped is because Oklahoma voted for term limits. The people love him. That doesn’t mean he stopped giving. He remains active in helping with things such as the Grand Lake Association and others to benefit the people in the Grand Lake Area and the State of Oklahoma. There is much more than meets the eye here and good things come in small packages at Littlefields Coutry Corner. A continuing part of Grand Lake History. You might want to come here to just have a cup of coffee listen to some of the stories and meet some of the many interesting people who come to Grand Lake O’The Cherokees.

More about Rick: Rick Littlefield is a business owner who is a lifetime resident of the Grand Lake area. He previously has served 22 years in the Oklahoma Legislature with 10 years in the House of Representatives and 12 years in the Oklahoma Senate. In the Senate he was the Chairman of the Appropriations Committee for Natural Resources. His Senate responsibilities included direct contact with Oklahoma’s environmental related state government agencies. Rick performed similar responsibilities as a member of the House. His legislative tenure includes experience in water quality environs. Rick is a graduate of Northeastern.

All of a sudden, we had a number of people call us to sell their lake homes. It’s not that there are more available lakefront homes for sale here. The total number is about the same. It’s not that the real estate market is bad at Grand Lake, OK. Quite the contary. It is and has remained very good. After all, these are lakefront homes at one of the great lakes in the country, Grand Lake located in northeast Oklahoma. There have been the typical referals from past clients because of our being real estate professionals with REMAX  a long time. The new thing is calls from people who we didn’t know who have seen how we advertise everywhere in print, on the internet and on the radio, and the “Grand Results” we are getting. Family Boating at Grand Lake. This was off the tip of Monkey Island

It continues to amaze me when I get an email or call from people who want to know if there are any foreclosures here at Grand Lake. There are a few, but typically they are not lakefront homes and they are in pretty poor condition. The national news media has brain washed the country into believing the real estate market is horrible everywhere, so listen to what follows carefully. Real estate markets are localized meaning what is happening in San Diego, CA is not the same as in New York City or Tampa, FL and certainly not Grand Lake in Northeastern Oklahoma.

We have a couple of different markets here that can be somewhat intertwined because of the lake. On one hand there is your typical residential property where homes are located in the towns or cities around Grand Lake and the homes are not waterfront. This market has slowed some, but prices have not fallen like other parts of the country. One primary reason is that we never had the huge price run ups of 20% or 30%  per year like some other areas around the country did. Prices in this market have remained flat to raising  just a little. Then we have the lakefront market where prices continue to go up at a steady pace which can run in the 5% to 15% range depending on a number of factors. Look at some previous articles I have written regarding some of these to help you understand further.

Our real estate business in 2008 was better than 2007 and although nothing is certain, so far it appears 2009 will be better than 2008. In January we closed a million dollars in sales. February was slower, but activity continued to increase. March is off to a good start and we have more clients coming to the area in the future. One constant comment we hear is that “I’m better off with my lake home investment than the stock market and my family and friends get to enjoy it as well”. Lenders have tightened requirements for financing, but there is money available. For instance, second home mortgages now require 20% down. We can put you in touch with several banks and mortgage companies familiar with the area to help you, should you need it.

So if you’re thinking about a lakefront home for either a primary residence, a retirement home, or a second / vacation home… Grand Lake Oklahoma is probably the best area in the country to be and it is still very affordable compared to other parts of the country. The time couldn’t be better! In addition, last year on MSN, Oklahoma was ranked 50th in the total amount of taxes residents pay compared to the other states. Come join the new “Sooner Run” to Grand Lake and enjoy life to it’s fullest.

Arrowhead Hospitality Sweet at Tulsa Boat Show

The Tulsa Boat Show is the 5th largest boat and travel show in the country. It happens every year at this time and is a signal for everyone to get ready for lake fun. The Grand Lake presence accounts for about 60 % of this show which covers a couple of acres and is all indoors. There is every kind of boat you could imagine as well as travel trailers, campers and motor homes. Harley Davidson motorcycles, kayaks, fishing equipment and all sorts of information and brochures for Oklahoma State Parks, Real Estate and more.

A number of Grand Lakers and members of the Grand Lake Area Chamber of Commerce chartered a bus to to see the show one evening and have some fun. When we

arrived we first went to the Arrowhead Marina, Boat Sales and Yacht Club hospitality suite to have a little snack before spreading out to see all the sights.

The event reminds us that spring is quickly coming. In fact the temperature at Grand Lake is going to get into the 70′s today. Firewater Sunrise at Grand Lake

Look what I get to wake up to in the morning.  I am truly amazed each morning when I look out over Grand Lake and see something like this. A picture can’t do it justice so you must come see for yourself. Of course people on the other side of the lake get the flip side with the setting sun. This is just part of the natural beauty to be seen here at Grand Lake O’ the Cherokees in Northeast Oklahoma. When I went outside to take this picture, our neighbor Larry, came out on his deck and said “ I wish I had my camera with me. You should have seen it 15 minutes ago.” Truth is I did. There are more general articles here about Grand Lake, OK and  the lake things to do and see, including one written by the New York Times.

We went to a Grand Lake Area Chamber of Commerce (GLACC) luncheon yesterday where the Oklahoma Department of Tourism made a presentation regarding things being done to get the word out about Oklahoma. The thing which interested me most was what they are doing with a new website to be launched April 1st 2009, especially since I accepted the WEB Chair position to help promote Grand Lake. That site will be www.TravelOK.com and will have links to not only all kinds of neat things around the state, but lots to add with our Grand Lake message. The web is the information highway and the yellow pages for the 21st century. Come see us.
